I'm hoping someone may have words of wisdom!!

My boot (trunk) started to play funny games.
After arriving home from work the release button failed to open the boot, this was only 20 minutes after putting some stuff in there. After inserting the key to operate the manual over ride this failed to work also. the only way I could open the boot was to apply pressure to the boot lid while operating the key at the same time. It finally opened with a bit of a 'clunk'.
To lock the boot up again I have to put the key in the lock and to operate the button at the same time, you can then hear a whirring sound from the actuator. The boot will then close as normal.
To open the boot the key and a press of the button is required again.

Any help please?
