Antenna mast problems

Hello,
My antenna mast has decided that it doesnt want to extend/retract anymore. I know the motor is working, as the mast will extend/retract part way, and I can hear the motor running. I have cleaned/lubricated the mast repeatedly, however, it still sticks. So, I bought a new mast.
When trying to take the old mast out, I removed the grommet with no problem, however, the mast will not come out no matter what I do. I am actually extending the suspension as I pull up on the mast......still doesnt come out. I dont want to break anything, so I am reluctant to pull any harder.
Is there a trick to getting this thing out?

Nope, it isn't as easy as it sounds and this problem is pretty common. You're alot better off removing the assembly from the car, soaking the base of the mast with penetrant, grabbing the mast in a vise and yanking the motor off the mast. A few taps on the housing with a rubber mallet might be necessary.
You did unscrew the chrome mast retaining nut, right? There is no need to remove the rubber body grommet unless you are fitting a new one.

Just recently, the antenna retracts leaving about 4 inches still up (no ribbing please!)... I can't even "force" it all the way down. Any ideas about what the cause is?
I'm new at this, but did you turn the ignition key on, turn on the radio and yank the sucker out? Slip the new one in and shut the radio off. It seems it should work although very little seems easy on this car. What is a good source for an antenna mast?
