This is a topic that can go on for day! You can do a search and see why or you can use wd40. It displaces water, lubricates and cleans. Spray the antenna, operate it and then wipe it dry with a clean cloth from the base to the tip (to avoid pushing dirt into the layers) and then do it again. If your antenna does not operate properly after 2 tries look into repair or replacement.
Most likely the plastic gear cord is damaged. Replacement is easy if it has not broken off inside the motor as mine was. I had to remove the motor and take it apart to retrieve the broken piece.
