Default New X Type Needs Help!!!

Please help just joined. Hi to you all. Very nearly ready to buy a 2005 XType 2.0D 88K great knick except for two areas of concern
Can you tell me re Jag XType do all the rear side windows have a rust problem under the rubber on the door by the window pillar?
Also is the slight whine from engine is it a tension pulley on driver side..
it kinda comes in and out with the beat of the diesel engine.
It is not the DMF as one car I looked at had the I call odd Klunk out of sequence with engine turnover.
How much would I expect to pay € for garage to fix tensioner pulley issue?
And any quick fix for the rust on side back window sills?
Really would appreciate a helping hand on this as want to buy the car.
Your help would be grateful to a possible new Jag enthusiast.
